The "Major Leaguers" of real estate web design. We have long-established relationships with management at these three top companies. They do a great job and we get along with top management.

	VOBRE� - Virtual Office Builder� for Real Estate More than just websites. Get a website, virtual tours, an 800 call capture system, a toll free electronic fax service, a listing feedback system, announcement manager, showing scheduler, an online contact manager and a transaction management system. Use the promo code realestateabc and can get a free version (20 fax pages, 20 voice minutes a month) or an unlimited version (unlimited faxing and call capture) for $29.95 a month.

	Advanced Access Their "Classic Package 3.0" costs $599.95 plus monthly hosting fees of $39.95. If you pay in advance for hosting, you can save quite a bit. According to users, the sites are quite adaptable so that you can change pages and add new pages, adjust headers, and more.

	Best Image Number 1 Experts "Diamond" sites are available for approximately $3990. Best Image does handles custom graphics for you and they advertise all over the web, plus they list your site in various directories and search engines.

	iHouse iHouse sites have a low start-up fee of $98, plus $39 per month hosting. By paying advance, you can save $70 off the first year hosting fees. One thing they do differently is give you a "free test drive" allowing you to start using a site almost right away without cost, just to see if you like it.


Recommended Up-and-Comers: These are companies where we like their product, but they may not yet be on the radar screen where you would have noticed them.

	Real Estate Webmasters Nor only does this company create visually attractive and informative web sites, but they specialize in search engine optimization. Cost information will follow.

	Link-U-Systems A Link-U-Realty web site starts at $399 with a $29 monthly hosting fee. As a special, they are auctioning sites on E-bay with a beginning price of $239. The sites are rich in design features, including everything you would expect to see on a real estate site.

	Realty Pros Web design starts at $350, with $29.95 per month for hosting. IDX and other stuff costs extra, just as it does for everyone. They have both template sites and custom sites, with actual real estate professionals on the staff so that they create truly useful sites.

	Blitz Development The "Basic" site costs $150 for startup and $50 monthly for hosting. Next step up is the "Plus" site for only $100 more. The sites are supposed to focus on lead generation and they do offer a money-back guarantee.

	Morgan Multimedia They have sites that start as low as $199.95, but specialize in custom designs with add-on services such as calculators, secure pages, MLS search, database emails, newsletters an more.


*Recommended Custom* Designers:** These are companies where we like their product, but they may not yet be on the radar screen where you would have noticed them.

	"got www?" A full service custom design and marketing consulting service with features like email list management, search engine optimization, usability, and sometimes they'll just take your existing web site and simply improve it for you.

	YourWebDesigner.com A "most favorite" of our site, this company did the basic design of the RealEstate ABC logo that appears atop the page. Not only will they do custom sites, but you can choose a "web site to go" that already has most design elements created, but allows for customization in certain areas. Cost information is forthcoming.

	Brain Frog The sample site we reviewed was simple, elegant, easy to navigate, yet it contained most everything that would interest a web visitor. A similar site with IDX access and extras, would cost between $2000 and $2500. Database work or more technical stuff is billed at $65 per hour.

	The WebMeister The WebMeister has been doing web sites for years, including real estate sites. A basic site starts at $500, plus $20 monthly hosting.


Other Real Estate Web Designers: These are companies where we like their product, but they may not yet be on the radar screen where you would have noticed them.

	Point 2 Agent They appear to have two paid versions and one free version. For free, you get a 3rd level domain and they earn income through sponsorships from outside parties. At $29.95 monthly, you get most options you would need as an agent. There is a $99 monthly option, too. No mention of setup fees so far. We'll check.

	Metal Software They focus on custom integrated IDX/VOW/MLS property search tools with a complete back end customer relationship management systems. Primarily, they deal with multi-agent offices and sophisticated agents who want web-based business tools. Sites start around $1,000. Hosting costs unknown at this time.
